Bank of Slovenia Predicts Moderate Rise in Housing Prices in 2020

According to the latest data from the Statistics Service published in December 2019, prices for new housing increased by 2% in the third quarter of 2019. Prices for apartments in the primary market decreased by 3.3% during this period. Prices for new houses rose by 12.7%. In the third quarter of 2019, prices for secondary real estate throughout the country increased by 3.1%; prices for apartments increased by 1.6%, and houses – by 6%.

Prices for secondary housing in Ljubljana increased by 2.3% in the third quarter of 2019. As compared to 2015, apartment prices in Ljubljana grew by 39.7%.

In the rest of the country, prices for apartments in the secondary market grew slightly by 1.2%. Apartments on the country’s secondary market have been getting more expensive for 15 consecutive quarters, according to the Statistics Service. As compared to 2015, apartment prices in the whole country (except for Ljubljana) increased by 34.4%.

In the third quarter of 2019, 3,299 apartments and 1,222 houses were sold, and in the new buildings segment, only 70 apartments and houses were purchased. The number of transactions decreased as compared with the first and second quarters. In the majority of cases, secondary housing was sold.

In total, for 2019, residential real estate increased by 8.5% in the whole country. To the greatest extent, apartments in the secondary market (except for Ljubljana) added in price by 10.8%. Houses rose in price by 10.1%.

For 2020, realtors predict a certain “cooling” of the market, a slight increase in prices and a decrease in the number of transactions.
